    What these figures are

They are modelled: today's rules (reviewed 12 October 2026) applied to the official average price, for one buyer type. They are not the tax people actually paid. Average prices mix flats and houses, and most buyers don't pay exactly the average.

    Data and method

Average prices: HM Land Registry UK House Price Index, July 2026 (all property types, not seasonally adjusted), downloaded 11 October 2026 from HM Land Registry's open data. UK HPI figures are revised as more sales are registered.

Tax is calculated by the same engine as our calculator. First-time buyer figures assume every buyer qualifies; Wales has no relief.
