What we cover
- England and Northern Ireland: Stamp Duty Land Tax for main homes, first-time buyers, additional homes, non-UK residents and non-residential purchases
- Scotland: LBTT, including first-time buyer relief and the Additional Dwelling Supplement
- Wales: LTT main and higher residential rates, and non-residential rates
What we don't calculate
The main calculator covers buying a home, an additional property or a commercial or mixed-use property outright, by one or more people. Company purchases, shared ownership and new leases with rent have their own dedicated tools, each with its own questions and the limits stated on the tool page (shared ownership covers England & NI only). Gifts and transfers of equity, linked purchases, buying several homes at once, variable rents and Scottish or Welsh versions of those cases aren't calculated: we show a guide and point you to the official calculator, rather than giving a figure that could be wrong.
Our method
Every figure comes from one set of rate tables checked against GOV.UK, Revenue Scotland and the Welsh Revenue Authority. The same tables power the calculator, the rate tables and every worked example on this site. Before each release, we test them against known answers. Tax is rounded down to the whole pound. The rates were last reviewed on 12 October 2026, and they assume the purchase completes now.
Corrections
11 October 2026: rates updated to the current SDLT bands (0% threshold £125,000; first-time buyer relief up to £300,000 with a £500,000 limit; 5% higher rates for additional homes; 17% corporate rate). We also added Scotland and Wales.
12 October 2026: re-checked against the live official pages below. Corrected the shared ownership election deadline and staged-payment wording, removed England's abolished £1,000 lease-rent rule, and applied the Welsh relevant-rent threshold for lease premiums (£13,500 from 4 February 2021; £9,000 before).

- GOV.UK: residential rates and first-time buyer relief; additional residential property (higher rates and refunds); non-UK resident rates; non-residential and mixed-use rates; leasehold purchases; shared ownership; corporate bodies; SDLT manual on returns (SDLTM09880) and Multiple Dwellings Relief (SDLTM29901)
- Revenue Scotland: LBTT residential rates; Additional Dwelling Supplement, including spouses, cohabitants and children; ADS repayment; LBTT returns; lease rates (LBTT6013)
- Welsh Revenue Authority: LTT rates and bands; leases technical guidance; higher rates; returns and payments
Not confirmed: a separate time limit for Scottish ADS repayment claims beyond the 36-month sale window, so we link to Revenue Scotland instead of stating one.
